The property available for leasing or co-development is located on the west bank of the Mississippi River approximately between mile markers 55 and 56 and has 7,105 of deep water river frontage covering 632.64 acres+/-. It is located on Highway 23 having approximately 176.64 gross acres between the highway and the river with the remaining 456 acres extending westward to the proposed Army Corps of Engineers (ACOE) Levee Line.

The land to the east of Highway 23 has 49.83 acres identified for levee and batture for a usable net of 97.81 acres while the acreage to the west has identified 5.18 acres for drainage servitude yielding 450.82 acres for net usage. In addition, the property is approximately 32 miles from I-10 and is about seven miles from the rail head of the New Orleans and Gulf Coast Railroad with up line access to Class I Railroads.
